I've searched the forum and cannot find this specific problem so...
I think there is a problem in MM4 with amending the Properties of an inserted CD so that the amended/new data can be used to populate tag fields when ripping the CD. I have listed the reproducible actions for both MM4 and MM3 (which I believe works 'correctly')
Windows 7 Home Premium SP1 64Bit, 6Gb RAM, 2x DVD writers, MM3 and MM4 Portable installed
MM4 Portable (Build 1432) - Magic Nodes V4.2 installed
1. Insert an audio CD
2. Wait for track data etc. to be retrieved from Internet and select info as required
3. Select the CD entry in the Media Tree - the populated track listing appears
4. Select 1, several or all tracks, right click and select 'Properties'.
5. Amend some data (I entered a disc number and an entry in Custom 1 (renamed as 'Sub Album'))
6. Click 'OK'
7. At this point the CD is re-read and the data changes are cleared (this is where I believe the problem lies)
8. Once the files have been re-read, the track listing appears and the CD entry is no longer highlighted blue in the Media Tree.
9. The 'My Computer' node auto-expands and the CD drive is highlighted in light grey instead of blue (Windows theme set)), and the CD tracks are re-read.
10. Select tracks as before, then 'Properties' and make changes (disc# and Custom 1)
11. Click OK and this time the data 'sticks', the tracks remain highlighted and the new data can be used to populate tag fields after selecting 'Rip Audio CD...' from The 'Tools' drop down menu for that tab.
The same actions in MM3 Build 3.2.5.1306 - Magic Nodes V4.2 installed

Are you saying that fields like Custom1 still have the same value after ripping the track? MediaMonkey only supports a very limited amount of fields for ripping, all other fields aren't tagged in the newly ripped files.

What I'm saying is that under MM3, I can use the edited properties (disc#, custom fields etc) to edit the mask for the folder structure for the ripped tracks.
In MM4 , whilst I can still do this, it takes the extra steps 8 to 11 as detailed above to make the new data 'stick' so that it can be used to edit the mask for the folder structure.
I have just ripped a CD in MM4 following the steps outlined above and the ripped mp3 files have retained the changes (disc# and custom field 1) I made to the CD properties prior to ripping.
Edit: I'm about to install Jing to make a video of my actions (hopefully).

Ah okay, I follow. I'm still hoping that the many year old request to be able to tag all fields before ripping is fixed.

Note: can you post a video? I'm seeing how editing the properties triggers a CD refresh, but on my system, the CD refresh doesn't overwrite the edits that I've made. I'm wondering if the problem on your system is that cdplayer.ini isn't being updated with the edits you're making.

OK, it looks like you've fixed the issue with the 1435 release. I've just done a quick test and it appears to work the same way as MM3. I'll keep an eye on it as and when I rip further CDS.
